Glasshouse Residences is Hamilton's first built-to-rent developer. We develop and manage smaller footprint 1, 2 and 3 bedroom homes designed specifically for long-term renters who want quality, stability, and community on their own terms. We are part of the wider Glasshouse Property Management group, which has been managing Waikato properties for 14 years.
Build-to-rent means the entire development is designed and built specifically for renting, not for sale. We own and manage every home ourselves, which means consistent management, high quality standards, and a community that's built with long-term renters in mind from day one.
We are focused on Hamilton, where we have deep roots and a long-term commitment to the local market. Our current planned development is on Cussen Street & River Road, Fairfield, Hamilton. We also have properties located in Hamilton East, Melville, Hillcrest, Fairview Downs and St. Andrews.

No. Glasshouse Residences develops smaller, purpose-built homes for a segment of the market that existing rental stock, predominantly larger family homes, isn't designed to serve. We're filling a gap, not competing for the same tenants. We also open up the overall tenant network for the region. The more tenants we have in our orbit/database, the more we can direct them to a broader portfolio.
